Commercial cleaning

Nobody in your building chose the products.

Which is why low-VOC cleaning matters more at work than at home. Your staff are in that air eight hours a day, five days a week, and none of them got a vote.

The short answer

We clean clinics, daycares, offices, salons and strata common areas across Abbotsford, Langley, Surrey, Chilliwack, Mission and Maple Ridge. Fixed monthly rate quoted after a walkthrough, photo report after every visit, proposal within 24 hours, and a product list your staff and tenants can actually read.

The terms

What you get in writing, before you sign anything.

  • Fixed monthly rate

Quoted after a walkthrough, not per hour, so your budget line does not move.

  • Photo report after every visit

Timestamped, so you can see the work was done without being on site.

  • A named substitute

Someone trained on your building covers holidays and sick days. The schedule does not lapse.

  • Proposal within 24 hours

After the walkthrough, in writing, with the product list attached.

  • Insurance certificate on request

Named to your building or your management company where you need it.

  • 30 days notice, either way

No multi-year lock-in. If we are not doing the job, you should be able to leave.

Why it matters more here

A workplace is the strongest case for low-VOC cleaning, not the weakest.

At home, the person choosing the cleaning products is the person breathing them. At work that link is broken. The people in a sealed office, a treatment room or a daycare nap room are exposed to whatever the building buys, all day, without ever being asked.

The occupational evidence is the strongest part of the whole research base. Svanes and colleagues followed 6,235 people for more than twenty years and found women working as occupational cleaners lost lung function measurably faster than women who did not clean, an effect the authors themselves compared to smoking somewhat under 20 pack-years. That is a finding about the people doing the cleaning, which in a commercial building is our staff before it is yours. We take it seriously for both.

How it starts

Four steps, and you can stop at any of them.

  1. The walkthrough

Twenty minutes on site. We look at floor types, washrooms, traffic, waste handling, access and what the last company kept getting wrong.

  2. A written scope and a fixed price

Within 24 hours. Task list, frequency, hours, the monthly number, and the product list with safety data sheets attached.

  3. A trial month

Same price, same scope, no commitment past it. If it is not right you walk away having lost one month, not a year.

  4. Photo reports, monthly invoice

Timestamped after every visit, so you can see the work without being on site. Thirty days notice either way, permanently.

WorkSafeBC clearance letters are searchable free by anyone, at worksafebc.com. It takes a minute or two. Do it for every company you are considering, including us.

  • The product list

Sent with the proposal, safety data sheets included, so your staff, your tenants or your parent group can read it before we start.

The question worth asking every cleaning company you talk to: will you send me the safety data sheet for every product you will use in this building? More on that in 11 questions to ask.

Questions

What managers actually ask.

Can natural products meet our infection-control requirements?

Yes, because the two things are not the same job. Most of a commercial clean is soil removal, which plant-derived surfactants and microfibre do as well as anything. Where a surface genuinely requires disinfection, we use a product carrying an eight-digit Health Canada DIN, because without a DIN nothing can legally make a disinfectant claim in Canada. We will tell you exactly which product is used on which surface, and it goes in your written scope.

What does a commercial clean actually cost?

It is quoted after a walkthrough, not from a phone call, and then fixed monthly. Anyone quoting a commercial building sight unseen is guessing. Be careful comparing per-square-foot numbers between companies too: the published rates across this region disagree by roughly threefold because they are quietly measuring different frequencies and different task lists. We price the scope, then hold the number.

Do you work outside business hours?

Evenings, early mornings and weekends. For clinics we usually work after the last patient; for offices, after hours; for stratas, mid-morning when the lobby is quiet. Nobody should be sitting in a room while it is being cleaned, which is as much an air-quality decision as a convenience one.

Are you insured, and can we see the certificate?

Yes, and we will name your building or your management company on it where that is what you need. Ask and it comes with the proposal rather than after you have signed. You can also verify WorkSafeBC coverage yourself, free, through the clearance letter search on worksafebc.com. It takes a minute or two and we would rather you did it.

What happens when our regular cleaner is away?

A named substitute who has already been walked through your building covers holidays and sick days. You are told in advance rather than finding out from an empty schedule. That is the single most common failure in this industry and it is the thing worth asking every company you talk to.

Are we locked into a contract?

Thirty days notice, either direction. No multi-year term. If we are not doing the job properly you should be able to leave without a lawyer, and a company that needs a long contract to keep you is telling you something.
