Which parts of Langley do you clean?
Two municipalities sharing a name, plus a lot of farmland. The Township wraps around the City, and the housing inside that ring runs from 1970s ranchers to townhouse rows finished last month.

Willoughby and Willowbrook
The densest and newest part of Langley. Townhouse rows, tight window tracks, and buildings still shedding construction dust into their first year of occupancy. Most of our post-construction work is inside a two kilometre radius of here.

Walnut Grove and Murrayville
Established family housing on Township utility water. Straightforward recurring work, mostly on a two week cycle, and the neighbourhoods where the same-cleaner-every-visit policy matters most because people give us a door code and go to work.

Brookswood and Fort Langley
Older stock on bigger lots, a lot of it under trees, which means damp north walls, moss on the north side of everything and more mildew in bathrooms than the square footage would suggest. Fort Langley also carries most of our short-term rental turnovers.

Is Langley water hard or soft?
It is the only city on this site where the honest answer is "which house?"
The Township of Langley's own annual water quality report describes a system fed by eight groundwater wells alongside the Metro Vancouver supply, with some wells testing high for nitrates and manganese and being blended and treated at the Aldergrove Water Treatment Plant (Township of Langley water quality report). Properties outside the Township utility sit on private or community wells with no blending at all. Metro Vancouver water, by comparison, is very soft at roughly 3 to 4 mg/L (hardness comparison), while the wells across this part of the valley run far harder.

Citric acid is on our list of plant-based and mineral products we use precisely because of well-water houses. It has a limit worth knowing: acid does not go on natural stone or unsealed grout, and it does not reverse glass that hard water has already etched.
What is different about cleaning a Langley house?
Langley is building faster than it is aging. Roughly 250 rental homes are underway in the Township, and Langley is one of three cities named in a $179 million federal rental housing announcement alongside Abbotsford and Surrey. For a cleaning company that means one thing in particular: fine drywall dust, in volume, for years. It is a mechanical problem, not a chemical one, which is convenient for us, because a HEPA vacuum and a damp microfibre cloth beat anything in a spray bottle at it.
The second thing is trees and damp. Brookswood, Fort Langley and the older Murrayville streets sit under mature canopy, and a shaded north wall in a coastal climate grows mildew in bathrooms, window reveals and closets. The standard local answer is bleach. Both CCOHS and Health Canada recommend soap or detergent and water for household mould instead, and advise keeping indoor humidity between 30 and 50 per cent. We clean surface mould. Anything inside drywall, insulation or caulking is a remediation trade and we will say so rather than paint over it.
One thing we will not do is borrow the eastern valley's statistics. The FVRD air quality plan that reports above-average asthma and COPD rates covers Abbotsford, Mission, Chilliwack, Kent and Hope. Langley is in Metro Vancouver. Those numbers are not ours to quote here, so we do not.
Do you clean in Aldergrove?
Yes, and it gets a section here rather than a page of its own, on purpose.
Aldergrove is a community inside Langley Township, not a separate municipality. A lot of cleaning websites publish a standalone Aldergrove page anyway, with the Langley text and the name swapped. We would rather give you the real information in one place: the crew, the prices and the products are identical to the rest of Langley, and what actually differs is the water.
Aldergrove is where the Township's water treatment plant sits, blending and treating groundwater from the well system, and the properties around it on private wells run harder still. In practice, an Aldergrove acreage bathroom is closer to an Abbotsford bathroom than to a Walnut Grove one. Expect visible scale on shower glass and fixtures, expect citric acid to need dwell time rather than pressure, and expect us to tell you if the glass has been etched, which is permanent and not worth paying anyone to scrub.
Same for Otter, Salmon River and the properties out toward the Abbotsford line. Quoted by the property, because a well and a long driveway are real variables and pretending otherwise just produces a wrong number.

For context, published Langley move-out quotes run $400 to $520 for a three bedroom home, and $250 to $650 and up across the size range. Our move-out starts at $380 for a typical empty three bedroom. We are not trying to be the cheapest in Langley: the bottom of this market is genuinely cheap, and it is cheap because nobody is paying for WorkSafeBC coverage, liability insurance or certified products.
Rural and well-water properties are quoted by the property, not by bedroom count. That is not a surcharge for living out of town, it is descaling time and drive time, both of which are real.

Is Langley water hard or soft? I get different answers.
Both, depending on your address, which is why you get different answers. The Township of Langley draws from eight groundwater wells as well as the Metro Vancouver supply, and blends and treats water at the Aldergrove plant. Homes outside the Township utility are on private or community wells with no blending at all. Metro water is very soft at roughly 3 to 4 mg/L. Well water in this part of the valley is not. We ask which one you are on before we quote.
Why do rural Langley properties cost more than a townhouse of the same size?
Two reasons, and neither is the square footage. Well water means harder scale on glass and fixtures, and acid-based descaling takes dwell time rather than force. And acreages have mudrooms, more entry points and longer drives. We price them by the property rather than by bedroom count so the quote is right the first time.
You clean a lot of new Willoughby townhouses. What is different about them?
Fine drywall dust. It settles in window tracks, door reveals, the tops of closet shelves and inside light fittings, and it comes back for weeks as the building settles. The fix is mechanical: HEPA vacuum first, damp microfibre second, repeat passes. Any product that promises to dissolve construction dust is selling you a smell.
Do the Fraser Valley air quality numbers apply to Langley?
Not directly, and we would rather say so. The Fraser Valley Regional District air quality plan that reports above-average asthma and COPD rates covers Abbotsford, Mission, Chilliwack, Kent and Hope. Langley is in Metro Vancouver, not the FVRD, so those figures are not ours to quote here. What does carry across is the indoor half of the argument, which is about what gets sprayed inside the house.
