What is included in a turnover?

Fixed and repeatable, because a turnover that changes shape week to week is how a five-star listing starts collecting four-star reviews.

  • Beds and linen

    Every bed stripped, including the mattress protector, and remade with a fresh set. Mattress checked for stains and photographed if there is one. Pillows shaken and cases replaced. Duvet aired. Under the bed vacuumed, which is where guests leave things. Spare linen counted, folded and put back in the same place, and we tell you when a set has gone thin or a pillowcase has gone missing.

  • Bathroom

    Toilet inside and out, including the hinge caps and the base. Shower or tub, glass, tiles and the drain surround, with the scale actually descaled rather than wiped past. Taps and shower head. Mirror, vanity, and the underside lip where toothpaste lands. Floor washed by hand behind the toilet. Fresh towels folded and counted, bath mat replaced, hair removed from every drain and corner, which is the single most common thing a guest writes about. Amenities restocked from your supplies. Bin emptied.

  • Kitchen

    Dishwasher emptied and everything put back where the last guest found it, or hand-washed and dried if there is no machine. Fridge cleared of guest leftovers, shelves wiped, door seals checked. Microwave inside and out. Kettle, toaster crumb tray, coffee machine drip tray and pod bin. Stovetop and the front of the oven. Sink, drain and taps. Counters and backsplash. Cupboard fronts. Inventory check against your list, so a missing pan is reported rather than discovered by the next guest at dinner time.

  • Living areas and the walk-through

    Sofa cushions lifted, underneath vacuumed, throws refolded. All surfaces dusted with damp microfibre. Glass and mirrors. Remotes, light switches, door handles and railings wiped, which are the highest-touch surfaces in a rental. Floors vacuumed with HEPA filtration and hard floors damp-mopped. Windows and patio doors spot-cleaned at hand height. Heating or air conditioning set to your standing instruction. Wifi card, welcome book and any manuals back in place. Bins out on the right day. Doors and windows locked, lockbox code checked.

  • The photo report

    Every room photographed at the end of the turnover, dated, sent the same day. It is proof the unit was ready, it is your evidence if a guest claims otherwise, and it is how you can run a property in Cultus Lake from an office in Vancouver without driving out to check. Anything broken, stained or missing is flagged in the same message before the next guest arrives.

Honest limits

What is not included?

A turnover is a reset, not a management contract. Here is the line.

  • Guest communication and key handling

    We do not message guests, arrange check-in, meet arrivals or handle complaints. We will confirm the unit is ready and tell you if it is not, which is the part that affects your review score.

  • Buying your consumables

    We restock from what is in the cupboard and count what is left. We do not shop for coffee, toilet roll, soap or firelighters. If stock runs out mid-turnover, you get a message rather than a substitute brand.

  • Hot tubs, pools and outdoor areas

    Very common on Cultus Lake and Harrison properties, and all of it out of scope. Water chemistry is a regulated maintenance job, not a cleaning one. We will wipe a patio table and sweep a deck. We will not test, drain or dose anything.

  • Deep-clean work, unless you book it

    Baseboards, window tracks, inside the oven, behind the fridge and light fittings are not in a turnover. They are the quarterly deep clean, and a unit that never gets one starts showing it in photographs after about a season.

  • Biohazard, pests and damage repair

    Bodily fluids beyond a normal bathroom, bed bugs, needles, pest treatment and any repair work are outside what we ask our cleaners to handle. We photograph, we message you, we stop. The rest of what we decline.

Why natural works here

Guests review the smell.

A short-term rental is the one room in this business where the person exposed to the products has no say and no warning. They arrive hours after the clean, into a small sealed unit, and they sleep in it for three nights. If one of them has asthma, migraine or scent sensitivity, that is not a comfort issue, it is a one-star review with the word "chemical" in it, and it stays on your listing.

The reason a heavily scented unit reads as strong rather than clean is that fragrance is a large undisclosed mixture. Peer-reviewed work by Steinemann found 156 different volatile organic compounds emitted from 37 fragranced consumer products, an average of 15 per product, 42 of the 156 classified as toxic or hazardous under US federal law, and fewer than three per cent of over 550 volatile ingredients disclosed on any label or safety data sheet (Air Quality, Atmosphere and Health, 2016). One word on a label, dozens of ingredients in the room.

So we work fragrance-free by default and the unit smells of nothing. Nobody has ever left a bad review because a room smelled of nothing. If you want a scent for the listing, that is your call and your product, put it in the welcome basket rather than in the cleaning water. What does a turnover cost?

Per turnover, flat, agreed before the first one. GST on top.

From $119 per turnover, one and two bedroom units.

What moves the number: bedrooms, bathrooms, the number of beds to strip and remake, whether there is on-site laundry, how tight the window is, and how far out the property sits. Cultus Lake and the Harrison corridor in high season are a drive, and we would rather price that honestly than be late for a 3pm check-in. Volume matters here more than on any other service: a host with four units on a regular calendar is a different conversation from a single turnover in August.

Where we turn units

Lake, valley and city rentals.

Chilliwack carries the highest concentration of short-term rentals in our service area, thanks to Cultus Lake and the Harrison corridor.

Also Aldergrove, Cloverdale, South Surrey, White Rock, Delta and Pitt Meadows. Water hardness is worth knowing for a rental too: hard well water in Abbotsford and Mission puts scale on shower glass within a week, and a lake cabin with untreated water shows it faster than a Surrey condo does. Questions

What hosts ask before they switch.

Can you turn a unit between an 11am checkout and a 3pm check-in?

Yes for one and two bedroom units, which is what that window is designed around. Tell us the calendar and we schedule the crew to it. Where it gets tight is same-day back to back on a larger unit with on-site laundry, because the dryer sets the pace, not the cleaning. In that case the honest answer is a second linen set rather than a faster cleaner.

Do you supply linen and consumables?

No. We use yours, and we tell you when stock is running low in the photo report. Buying and storing your linen, coffee and toilet roll would mean marking it up and guessing your brand, and hosts are better at that than we are. What we do supply is the labour, the equipment and the products, all of which come with us.

Do you do the laundry?

If there is a machine in the unit, yes, as part of the turnover. If there is not, tell us and we will quote it separately, because off-site laundry is a real cost and a real delay rather than something to bury in a per-turnover rate. Most hosts running back-to-back bookings end up with two or three linen sets and rotate them, which is cheaper than paying for speed.

What happens if a guest leaves damage or something behind?

We photograph it before we touch it, message you immediately, and stop if it changes the job. Damage documented by the cleaner, dated and timestamped between two bookings, is far stronger evidence than a claim filed the following week. Lost property gets bagged, labelled and left where you tell us.

Do you work from Turno, Hospitable or a spreadsheet?

We take the schedule however you already send it: a calendar link, an export, a shared sheet or a text the night before. We are not going to claim an integration we do not have. What we will do is confirm each turnover and tell you the same day if a guest has left the unit in a state that will not fit the window.

How is this different from a deep clean?

A turnover is a reset on light, frequent soil. It is not a substitute for the two or three times a year when the unit needs baseboards, window tracks, inside the oven and behind the fridge. Most hosts book a deep clean quarterly or at the end of a season, and the turnovers stay quick because of it.
