Office cleaning is a scheduled evening or early morning visit covering desks, washrooms, kitchens, floors and every high-touch surface in between. It is quoted after a walkthrough rather than from a price list, because square footage, washroom count and floor type change the job more than headcount does. Products are low-VOC and published.
What is included in an office clean?
This is the standard scope. Yours becomes a written specification after the walkthrough, and it is the document we are measured against.

Reception and open plan
Reception desk and counter, the public side of the glass, and the door handles on both faces. Desks wiped around whatever is left out, because we do not move papers or lift a laptop. Monitors dusted, keyboards and phone handsets wiped. Chair arms and bases. Filing cabinet tops, window ledges, radiator and heater tops. Glass partitions cleaned at hand height, where the marks actually are. Bins emptied at every desk, liners replaced, recycling and organics separated to the building's stream. Floors vacuumed with HEPA filtration, hard floors damp-mopped, entrance mats lifted and the floor beneath them cleaned.

Washrooms
Toilets and urinals inside and out, including the hinges, the base and the wall behind. Partitions on both sides, including the hinge edges. Sinks, taps and the underside of the basin. Mirrors. Soap, paper and sanitiser dispensers refilled from your stock and the dispenser bodies wiped. Baby change tables where fitted. Bins emptied, sanitary units checked. Floors washed by hand along the skirting and behind the pedestals. Vent covers dusted. Where a surface genuinely needs disinfecting we use a Health Canada registered product with a DIN or NPN rather than claiming a household acid will do it.

Kitchen and staff room
Counters, sink, taps and the drain. Fridge exterior and door handle, interior monthly or on request. Microwave inside and out. Coffee machine drip tray, kettle base, toaster crumb tray. Cupboard fronts. Dishwasher run and emptied where that is agreed. Table and chair rungs. Bins emptied and the bin lid handle wiped, which is the dirtiest surface in most offices and the least often touched by a cleaner. Floor washed by hand at the edges.

Meeting rooms and high-touch surfaces
Boardroom table, chair arms, and the glass, including the finger marks around the door edge. Whiteboard trays. Remote controls and conference phones. Then the list that matters most for illness transmission and is most often skipped: light switches, door handles and push plates, stair rails, elevator buttons, kettle and fridge handles, the photocopier lid and start panel, and the exterior door handle. All of it wiped every visit.

The reporting
A visit log, a named cleaner rather than a rotating stranger, and photo reports on request, which are worth having for a building where nobody sees the work happen. Consumables running low are reported before they run out. Anything broken, leaking or unlocked is reported the same night, because we are frequently the last people in the building.
What is not included?
Several of these are things a janitorial company will quietly promise and then subcontract. We would rather name them now.

Floor stripping, sealing and waxing
A different trade with different machines, different chemistry and a building that has to be empty for a day. We damp-mop and we maintain. We do not strip and refinish, and the products that do are exactly the ones we have built this company to avoid.

Carpet extraction and upholstery
We vacuum with HEPA filtration and spot-treat what will lift. Full extraction is a separate booking with a carpet firm, best scheduled for a long weekend so the carpet has time to dry.

Windows above the ground floor, and exteriors
Interior glass and ground-floor exterior glass at reach, yes. Anything needing a lift, a ladder above the second step, rope access or a pressure washer is a specialist trade with its own insurance and its own fall protection plan.

Confidential material, IT and personal items
We do not move, file, read or shred documents. We do not open drawers. We do not clean inside equipment or unplug anything. A desk covered in paperwork gets cleaned around, and that is deliberate rather than lazy.

Biohazard, plumbing, pests and snow
Blood and bodily fluid cleanup beyond a normal washroom, blocked drains, pest control, duct cleaning, and parking lot or snow clearing all sit outside a cleaning contract. The full list of what we decline, and who to call instead.
Nobody in an office chose the products.
At home, whoever buys the spray accepts the trade. In a workplace the person breathing it has no say, often no idea what it is, and no way to open a window. That is why the low-VOC argument is stronger in an office than in a house, and it is why the institutional certifications exist at all: Green Seal's GS-37 standard was written specifically for industrial and institutional cleaning products, requires concentrates, bans halogenated solvents and ozone-depleting compounds, and caps VOC content (Green Seal GS-37). UL ECOLOGO, which began as the Canadian federal Environmental Choice Program in 1988, is the certification with domestic origin (UL ECOLOGO for cleaning products).
The health evidence is not marginal. Household and workplace VOC exposure is associated with roughly 1.6 times the asthma risk in adults (Lawrence Berkeley National Laboratory), and people working in the cleaning industry itself carry roughly 50 per cent higher asthma risk and 43 per cent higher COPD risk (American Lung Association). That second figure is about our own staff, not your tenants, and it is the reason this is not a marketing position for us. We are not going to ask the person cleaning your washroom five nights a week to breathe something we would not.
Practically, that means no quaternary ammonium compounds, which are the "quats" in most commercial disinfectant wipes and are linked to occupational asthma in cleaning staff. No chlorine bleach, no ammonia, no glycol ether solvents, no aerosols and no added fragrance, which is the complaint most often raised by staff in a shared building. What does office cleaning cost?

The walkthrough takes about twenty minutes and produces two documents: a written scope of what gets cleaned and how often, and a fixed monthly price against it. We are not being coy by leaving a number off this page. A 1,200 square foot studio with one washroom and a 4,000 square foot clinic with four are different businesses, and a per-square-foot figure quoted before seeing your floors would be a guess with a decimal point in it.
Here is the honest version of the market data. Published commercial cleaning guides put standard janitorial at $40 to $60 an hour, or $0.10 to $0.25 per square foot, while another puts a standard clean at $0.30 to $0.60 per square foot. Those two ranges disagree by roughly three times, almost certainly because one is per visit and the other per month. Until we have costed enough of our own jobs to know which basis applies, publishing a per-square-foot rate would be inventing a number, so we do not. A 3,000 square foot office cleaned weekly is commonly cited at $550 to $650 a visit. Ours will be a real quote, not a range. Our published residential prices are on the pricing page.

What office managers ask first.
When do you clean?
Evenings after the last person leaves, or early mornings before the first arrives, whichever suits the building. Daytime works for some studios and warehouses and it is fine by us, but for a sealed office with people at desks it is the worst option: even low-VOC products are best applied to a room nobody is sitting in, and a vacuum during a call is nobody’s idea of service.
How is the price worked out?
A walkthrough, then a fixed monthly figure. What drives it: total square footage, the number of washrooms and fixtures, floor types, how many times a week we come, whether there is a kitchen with real dishes, and whether the building has its own waste sorting rules. We do not publish a per-square-foot rate, and the reason is in the pricing section below.
Can we see the product list before we sign anything?
Yes, and we would rather you circulated it. We email the full list with safety data sheets during the quote, which is exactly what a joint health and safety committee, an office manager fielding complaints, or a tenant with asthma needs to see. Do you supply the paper, soap and bin liners?
We can, billed at cost on the monthly invoice, or you can buy your own and we simply keep the dispensers filled. Most offices already have a supplier and a preferred brand, and there is no good reason for us to mark it up. What we always bring is our own equipment and our own products.
Do you clean clinics, dental practices and daycares?
Yes, and these are the buildings where the argument is strongest, because the occupants have the least say and often the most sensitivity. Where a surface genuinely needs disinfecting we use a product registered with Health Canada carrying a DIN or NPN, not vinegar and not a claim. Are you insured and WorkSafeBC registered?
Yes, and the point of saying it is that you can check it. We email the liability certificate before the first visit and we will give you the clearance letter number so you can verify coverage yourself through WorkSafeBC. In BC this matters commercially: hiring uncovered workers can leave the client carrying compensation costs if someone is hurt on site.
