How much do house cleaners charge in BC? Here are our numbers.
Across the BC Lower Mainland in 2026, house cleaners charge roughly $40 to $55 an hour, and $55 to $70 for natural-product operators. We quote flat rates instead: recurring cleans from $149 a visit, deep cleans from $320 and move-out cleans from $380, for a typical three bedroom home. GST is extra.
Thirteen of the twenty cleaning companies we looked at across Abbotsford, Langley, Surrey, Chilliwack, Mission and Maple Ridge publish no prices at all. That is a choice, and it is not one made for the customer's benefit. So here is the whole thing: what each service costs, what pushes a quote up, and the market figures we checked ours against.
One honest caveat. These figures are indicative. They are set against 2026 Lower Mainland market rates rather than against a walkthrough of your house, so read them as the shape of a quote rather than the quote itself. The number firms up once we have seen the place, and it does not move after that without you hearing why first.
What does each clean cost?
From-prices are for a typical three bedroom home in reasonable condition, unless the note says otherwise. Three services carry no from-price because quoting them from a web form would be a guess: offices, janitorial contracts and post-construction all depend on floor area and how much dust is left.

Prices are the same in Abbotsford, Langley, Surrey, Chilliwack, Mission and Maple Ridge, with one exception noted below: rural properties on well water take longer in the bathrooms.
What makes a quote go up?
Six things, in roughly the order they matter. None of them are a surprise to us, so none of them should be a surprise to you.

Square footage, not bedroom count
A three bedroom rancher at 1,100 square feet and a three bedroom two-storey at 2,400 are not the same job, and pricing them the same is how companies end up rushing the second one. Floor area and the number of bathrooms drive the time more than anything else on this list. Bathrooms in particular: each one adds real minutes.

Pets, and how much they shed
A double-coated dog changes the vacuuming from one pass to three, and hair works itself into upholstery, baseboards and the edges of every room. It also changes what we bring: several essential oils sold as natural cleaners are toxic to cats, so a house with a cat gets a shorter product list, not a longer one.

How long since the last proper clean
This is the single biggest swing. Soil that has been sitting needs dwell time, and plant-based degreasers need more of it than a caustic oven spray does. We would rather charge you once for a deep clean and then quote the recurring rate against a house that is already back to baseline, than pretend a first visit to a neglected kitchen takes three hours.

Hard water, if you are in Abbotsford, Mission or on a well
Abbotsford and Mission share a water system that runs hard enough to leave visible scale on shower glass within a week, and rural acreages across Langley, Abbotsford and Maple Ridge are commonly on private wells that are harder still. Citric acid clears it, but slowly, and it needs to be reapplied. Surrey and Maple Ridge sit on soft Metro Vancouver water and have the opposite problem: soap film rather than scale. Same bathroom, different job, different minutes.

Stairs
Stairs are slow. They are vacuumed by hand, the risers and spindles are wiped separately, and every trip between floors costs a minute of carrying. Two sets of stairs in a townhouse can add close to an hour over a single-level home of the same square footage.

Clutter
Moving objects is not cleaning, but it takes the same minutes. A kitchen counter with eleven things on it is roughly three times the work of one with three. We are not going to make you feel bad about a lived-in house, and we will still clean it. We just cannot quote it as though it were empty.

These are market figures published by other operators and by cost guides, collected in September 2026. They are not our prices. We include them because the most common question on this page is not "what do you charge", it is "is that a normal number", and you should be able to answer that without taking our word for it. Two things stand out in that table. The first is that the natural-product premium is real and quantified: $55 to $70 an hour against $40 to $55 for a standard operator. The second is that the bottom of this market is genuinely cheap, with a Chilliwack company publishing $26 an hour. We do not compete there, and we would rather say so than imply we do. What you are paying the difference for is insurance, WorkSafeBC coverage, a criminal record check on the person in your house, and products whose full list you get to read before we open a bottle.
Some jobs we will not price at any number.
Heavy mould remediation, deep mineral scale, grout whitening, roof moss, hoarding, biohazard and a handful of others are not cleaning jobs, they are other trades. How much does house cleaning cost in Abbotsford?
Abbotsford sits slightly below downtown Vancouver for the same size of home, and the same is true of Langley and Surrey. Our recurring cleans start at $149 a visit for a typical three bedroom home, deep cleans at $320 and move-out cleans at $380. One local factor genuinely changes the number: Abbotsford and Mission water is hard, so scale on glass and fixtures takes longer to clear with the mild acids we use.
Are these prices fixed, or will the real quote be different?
They are from-prices, which means they are the starting point for a typical three bedroom home in reasonable condition. The quote firms up after we have seen the place, either in person or from photos. What we will not do is quote low, arrive, and revise the number on your kitchen counter. If something we did not expect changes the price, you hear it before we start, not after.
Is GST included in these prices?
No. Cleaning is a taxable service in Canada, so assume GST on top of every figure on this page. Your written quote shows it as its own line rather than folding it into the total, so you can see exactly what the work costs and what the tax costs.
Do you charge by the hour or by the job?
By the job, for anything that has a from-price above. A flat rate means you are not paying for us to be slow, and we are not rushing a bathroom to protect a margin. Where hourly genuinely fits better, usually odd jobs, partial cleans and one-off help, our rate is $55 to $70 an hour per cleaner, which sits in the band that insured, natural-product operators occupy across the Lower Mainland.
What makes one house cost more than another of the same size?
Six things, mostly. Square footage rather than bedroom count, pets and how much they shed, how long it has been since the last proper clean, hard water scale if you are on an Abbotsford, Mission or well supply, stairs, and clutter. Clutter is the big one, because moving objects is not cleaning but it takes the same minutes.
