Cleaning services across the Fraser Valley.
Seven services, three of them for homes and four for workplaces. Every one of them is done with plant-based products, no chlorine bleach and no added fragrance, and every one of them comes with a list of what we would use in your building before you agree to anything.
We run seven services: recurring home cleaning, deep cleans, move-out cleans, Airbnb turnovers, office cleaning, janitorial contracts and post-construction dust removal. Recurring starts at $149 a visit, deep cleans at $320, move-out at $380. Commercial work is quoted after a walkthrough. All of it is done with plant-based products.
All seven
Prices are for a typical three bedroom home and firm up once we have seen the place. Full pricing.
-
Recurring Home Cleaning
Weekly, every second week or monthly. The same cleaner each visit, working from a checklist you set, with plant-based products and no fragrance unless you ask for one.
From $149 -
Deep Cleaning
The reset. Inside appliances, baseboards, door frames, light fittings, window tracks and the places a regular clean never reaches, done without solvent fumes filling the house.
From $320 -
Move In & Move Out Cleaning
Empty-home cleaning to the standard BC tenancy law actually asks for, so your damage deposit comes back and the next people walk into a house that smells like nothing.
From $380 -
Airbnb & Short-Term Rental Turnover
Same-day turnovers with linen handling and a photo report. Guests with asthma or scent sensitivity stop leaving reviews about the smell of the cleaning products.
From $119 -
Office & Small Workplace Cleaning
Evenings or early mornings for offices, studios and clinics. Low-VOC products matter more in a sealed workplace than anywhere else, because nobody there chose them.
Quoted after a walkthrough -
Commercial & Janitorial Contracts
Scheduled janitorial for clinics, daycares, salons, strata common areas and light industrial, with a published product list your tenants and staff can read.
Quoted after a walkthrough -
Post-Construction & Renovation Cleaning
Fine drywall dust removal by HEPA vacuum and damp microfibre rather than by pushing it around with a chemical. New builds across Abbotsford, Langley and Surrey.

The three home cleans, and what actually differs.
They are not three sizes of the same job. The difference is which surfaces get touched, not how hard someone scrubs.
| What differs | Recurring cleaning | Deep clean | Move out clean |
|---|---|---|---|
| What it is for | Holding a lived-in house steady | One reset on a house that has drifted | An empty home, handed back or taken over |
| How often | Weekly, every second week or monthly | Once, or once or twice a year | Once, on the day |
| Inside the oven and fridge | Add-on, priced separately | Included | Included, plus behind and underneath |
| Baseboards, door frames, light fittings | Spot-cleaned where marked | Washed by hand, all of them | Washed by hand, all of them |
| Window tracks and sills | Sills wiped | Tracks vacuumed and washed | Tracks, sills and frame rebates |
| Inside cupboards, drawers and closets | No, they are full | Only where you empty them first | Every one, including runners and shelf edges |
| Furniture moved | Light items only | Anything on castors or two people can shift | Nothing left to move |
| Typical time on site, 3 bedrooms | 3 to 4 hours | 6 to 9 hours | 7 to 10 hours |
| Starts at | $149 per visit, most 3 bedroom homes | $320 most 3 bedroom homes | $380 most 3 bedroom homes, empty |
For context on those numbers: published Lower Mainland rates put a standard three bedroom clean at $190 to $270, a deep clean at $275 to $550, and a three bedroom move-out in Langley at $400 to $520. GST is added on top of every cleaning price in Canada, including ours.
The same list, in every building we enter.
Ten cleaning companies in this region call themselves eco-friendly. Not one of them names a product, links a safety data sheet or cites a certification. That is the entire opening, and it is why the product list is the same whether we are in a two bedroom rental in Abbotsford or a dental practice in Surrey: plant-derived surfactants, citric acid for the hard-water scale that Abbotsford and Mission taps leave behind, sodium bicarbonate, hydrogen peroxide where something genuinely needs disinfecting, microfibre and hot water, and HEPA filtration.
What is never in the van: chlorine bleach, ammonia, quaternary ammonium compounds, synthetic fragrance, glycol ether solvents and aerosols. Read the reasoning behind the eco-friendly products behind every one of these services, or ask and we email the list with safety data sheets before your first visit.
Where a natural product will not do the job, we say so rather than pretending. Vinegar is not a registered disinfectant in Canada. Years of well-water scale sometimes etches glass permanently. Mould inside silicone caulk cannot be cleaned out by anyone, of any chemistry. The full list of what we decline is a page on this site, which is not something our competitors publish.

Choosing between them.
Which service do I actually need?
If the house is lived in and reasonably maintained, book a recurring clean. If nobody has cleaned behind the fridge in two years, or you want one reset before starting a schedule, book a deep clean. If the place is empty and a damage deposit is at stake, book a move-out clean. Those three cover almost every home enquiry we get, and the comparison table above shows exactly what moves between them.
Do I need a deep clean before recurring visits start?
Sometimes, and we will tell you honestly which. Several companies make the first deep clean mandatory because it raises the first invoice. We do not. If the house has been cleaned regularly, a recurring visit will hold it. If it has not, the first recurring visit will run over and still miss things, so a one-off deep clean first is genuinely cheaper than paying for three long recurring visits.
Do you charge by the hour or by the job?
By the job for homes, so you know the number before we arrive and we carry the risk if it takes longer. Offices, janitorial contracts and post-construction are quoted after a walkthrough, because square footage, floor type and the number of washrooms change the job more than the bedroom count does. Full numbers on the pricing page.
Are the products the same on every service?
The approach is: plant-derived surfactants, citric acid, sodium bicarbonate, hydrogen peroxide where something genuinely needs disinfecting, microfibre and HEPA filtration. No chlorine bleach, no ammonia, no quats, no added fragrance. What changes is the balance, so post-construction is almost entirely mechanical and a daycare washroom needs a registered disinfectant. Read what we actually use.
What do you refuse to do?
Mould remediation beyond a small surface patch, carpet steam extraction, exterior windows, roof and siding moss, floor stripping and waxing, biohazard work, and any promise about grout colour or etched glass. We publish the whole list, with who to call instead, on what we do not do.
Not sure which one you need? Say what the place looks like.
Describe the rooms, how long since the last proper clean, and anything anyone in the building reacts to. We will tell you which service fits, including when the cheaper one is the right answer.
