What is the average hourly rate for a house cleaner in BC?

There is no single average, there is a ladder, and where a company sits on it tells you what you are buying. These are published 2026 Lower Mainland rates, per cleaner, per hour, before GST.

The bottom of this market goes lower than the table suggests. One Chilliwack operator publishes $26 an hour for domestic work. That is a real price and some people are happy with it. It is also below what a company can charge and still carry WorkSafeBC coverage, liability insurance and paid replacement staff, so understand what the discount is made of.

How do rates differ between BC cities?

Less than most people expect, because the cost of a cleaning hour is labour, insurance and travel, not commercial rent. What moves between cities is drive time, water hardness and housing stock.

The city column is where you should be sceptical of any confident number, including ours. Flat-rate move-out pricing in Surrey and Langley sits slightly below downtown Vancouver for the same unit size, which is the only clear inter-city gap we could document. Everything else is within noise.

Rural acreages are the genuine exception. Homes outside a municipal system are commonly on private wells with significant hardness, and that changes the bathroom and kitchen from a wipe job into a descaling job. If your property is on a well, expect to be quoted separately, and treat a company that does not ask as one that has not thought about it.

What do the national franchises charge?

People search this by brand, so here is a straight answer: we do not have verified franchise rate cards to publish, and we will not invent them. Franchise pricing in Canada is set locally by each owner, quoted after a phone assessment, and it is not posted.

What we can tell you is what published operators in this region charge, because those numbers are on the open web:

• Maidless publishes the fullest ladder in BC: standard from $119, deep from $199, move in and out from $249, Airbnb and commercial from $99 to $149, recurring saving 10 to 20 percent, prices stated as GST included.
• P&J Cleaners in Langley quotes a regular three bedroom clean at $180 to $220.
• Honest Cleaning in Chilliwack publishes $50 an hour with a two-hour minimum per cleaner.

If you are calling a franchise, ask the same three questions you would ask anyone: how many cleaners, for how many hours, and is GST in or out. A flat rate is only comparable once you know the crew size behind it.

What actually moves your quote up or down?

Six things, and any company that cannot name them is guessing. This is the part competitors leave off the pricing page.

1. Square footage, and bathroom count more than bedroom count. Bathrooms and kitchens are the slowest rooms per square foot in every house.
2. Pets. Hair in upholstery, baseboards and floor vents means a slower vacuum pass, and cat households often want us to skip certain products entirely.
3. Time since the last clean. The largest single factor. A deep clean is priced at roughly 1.5 to 2 times a standard one (Clean Pilot) precisely because neglected soil takes disproportionate time.
4. Hard water scale. Calcium carbonate deposits build wherever hard water is heated or evaporates: shower glass, taps, kettles, dishwashers. Acids dissolve it, but slowly, and etched glass is permanently damaged and cannot be restored by anyone.
5. Stairs. Every flight adds vacuum time and removes the ability to work from a single cart.
6. Clutter. A surface covered in objects is cleaned one object at a time. Ten minutes of tidying before we arrive is worth real money.

Add-ons are priced on top almost everywhere: inside oven $20 to $40, inside fridge $20 to $40, interior windows $5 to $10 each or $40 to $80 flat, laundry $15 to $25 a load (Yara Cleaning).

Is a cheaper cleaner actually cheaper?

Sometimes. Concede the point: if you are hiring a trusted neighbour for four hours a month and you are comfortable with the arrangement, $35 an hour is a perfectly rational purchase, and you do not need us to talk you out of it.

Here is what the price gap buys, though, and it is not “professionalism” in the abstract. In BC, if you hire workers to work in or around your home and they are not registered with WorkSafeBC, you can be liable for the compensation costs if they are injured on your property (WorkSafeBC coverage explained). You can check a company’s clearance letter yourself at worksafebc.com in about a minute. That is a free check that no cleaner should hesitate about.

The rest of the gap is liability insurance (a $2M policy is the common BC expectation, and the strongest local operators carry $5M), criminal record checks, a replacement cleaner when yours is ill, and GST that goes to the CRA rather than into an unrecorded cash arrangement. On the last point, businesses must register for GST once taxable revenue passes $30,000 in a quarter or across four consecutive quarters, so a busy cleaner charging no tax is worth a question.

What do we charge, and why sit at the top of standard?

Our indicative starting prices are $149 per visit for recurring cleaning in most three bedroom homes, $320 for a deep clean, $380 for a move-out clean, $119 per Airbnb turnover on one and two bedroom units, and $55 to $70 an hour for hourly work. Those numbers firm up after a walkthrough. We would rather adjust once, in advance, than surprise you on the invoice.

We sit at the top of the standard band rather than the bottom of the premium one, and the reason is the method rather than the marketing.
